Selling your home can be a daunting prospect and can be expensive as well. We want to help reduce that burden and offer an effective and very good value for money service.
How does it work?
Instruction
When you instruct us to sell your home we will arrange a convenient time to visit the property. The reason for coming to the property is so that you can meet us,
and put a name to the face who you will be dealing with on a day-to-day basis.
Property visit
When we are at the property, we will take this opportunity to look round and take as many details as possible, using this information to pull together
the property details which we will use to market your home.
We will take complete dimensions of all rooms so that a floorplan can be produced.
We will also take photographs of all rooms using a wide angle lens to ensure that the rooms are seen in their best light.
We will also complete a property information form which will provide as much background information to the property and also your position
so that we can ensure potential purchasers are given as much information before they come to a viewing.
Marketing
Within 24 hours of the property visit, we will add your property to rightmove.co.uk targeting millions of homemovers immediately.
We will add all the photography we have taken of the property, together with the floorplan and the room dimensions to give potential purchasers a strong impression of your home.
We can also provide a sale board for outside the property for an additional fee of £39.95.
This is something we would strongly recommend as it means passers-by are made aware of the fact the property is for sale and they may not see it in other advertising.
Within 48 hours we will have produced the full property details brochure and will send this by email to you to review and approve.
Once this has been done, it too can be added to the online particulars.
We will then email the details to all the buyers on our mailing databse who are looking for your particular type of property.
Enquiries
As enquiries come in, we will handle them on your behalf.
When you initially instruct us, we will take details of when you are available to conduct viewings and we will then arrange these for you with potential purchasers.
When someone wants to view the property, we will contact you and arrange a convenient time for you to show them round.
After the viewing, we will contact the purchaser within 48 hours and collect feedback for you.
If someone wants to proceed and submit an offer, we will handle this for you also and also handle any negotiations on your behalf.
Keeping you informed
Every week we will send you a detailed breakdown of the online performance of your
property - e.g. showing how many people have viewed it, read detailed descriptions and printed off details.
We will also contact you on a regular basis to provide feedback from viewings and also to discuss with you any changes to the marketing of the property.
Through to completion
Once you have accepted an offer, we will manage the paperwork through to completion for you as well -
keeping in touch with solicitors on both sides and trying to make the process as smooth as possible.
How much does it cost?
We charge an Initial Set Up fee of £249 which covers the costs of producing the property details and advertising.
When the property is sold we charge a completion fee of £249 which covers the costs of taking the property from offer through to completion and the administration involved.
If you would like a 'For Sale' board outside your property, this can be provided for £39.95.
The only other cost you have to cover is for the Home Information Pack (HIP).
Whilst we don't provide HIPs ourselves, we can arrange one on your behalf. We will talk to you about this when we arrange the property visit.
If you already have your property on the market, you should check your existing agreement before instructing us.

Because we are confident that our service will find you the right buyer, we also offer a Money Back Guarantee
If you haven't accepted an offer within the first 6 months of your home being advertised, we will refund 25% of the the Initial Set Up fee.
If you still haven't accepted an offer 12 months after advertising commenced, we will refund another 25% of the Initial Set Up fee.
